Beautiful snow covered morning....

It is a beautiful, snow covered, quite morning. The silence broken only by the occasional snow plow rumbling bye. Maybe a solid six inches in Loudoun County and points West of Washington DC.  This is a heavy dense snow, while great for snowmen and snowballs, make sure you review the snow loads article below and check back often. Weight of SNOW! Caution

Presti & Company, Inc. has been supporting Property Managers by visiting buildings and completing visual inspection to alleviate Tenant concerns about the weight of snow. We wanted to make the following chart available so that our Clients can better understand the nature and the potential magnitude of accumulated snow. It should be remembered that the snow load is only a portion of the total design load, which will include wind and dead loads. Dead loads are loads that account for the weight of the roof structure itself. While the total design load may be 2 to 4 times greater than the design snow load alone, the weight of the snow, if it exceeds the design snow load, may cause structural failure. If the blueprint and construction documents for the structure are available, they should provide the design snow load.

Clearly, poor materials, construction and post-construction maintenance can result in a weaker structure with an actual load capacity significantly lower than the design load. Therefore, proper materials and techniques should be followed for construction. After construction, proper maintenance is vital and any damage should be repaired as soon as possible. Knowledgeable professional assistance should always be sought.

Snow Assistance for Property Management Clients


Presti & Company, Inc. has declared an unprecedented level of assistance to our Property Management, Architecture, and Commercial Property Owner Clients.

We have decided to make our fleet of company trucks, along with an employee, available during this storm to any of our clients who may need assistance, and specifically access to any of their properties. Please contact our offices via email or phone and we will be glad to be of assistance.

Presti has various four wheel drive vehicles used predominately for our construction inspection business and we are making these available to assist clients. Clients should be advised that while contracts are in-place for snow removal and for payment clearing, the prudent property manager verifies the vendor's work to ensure it is done thoroughly and properly. We are hearing rumors that plow drivers are taking tips to assist stranded motorist outside property limits. While a storm like this should heighten the level of assistance offered to our fellow motorists, it should not be at the expense of the property.

In addition, Presti & Company, Inc. is available to assess and inspect any property damage that may result from snow load problems and the usual plowing mishaps. With twenty inches of snow on top of the thirty currently on the ground, there will be a few hang-ups. Prudence now will be helpful and keep costs down during the spring cleanup.
